Home Extensions & Remodelling

A full turn-key service: bespoke design, planning approvals, building regulations and construction, delivered for one fixed price across the North West.

Choose your extension type

Every project starts with the same question: how do you want to live in the space? The structure follows from the answer. These are the three routes we build most.

Home remodelling

Not every project needs a bigger footprint. Reconfiguring an existing ground floor — removing a spine wall, relocating a kitchen, adding a utility or a downstairs WC — often delivers most of the benefit of an extension for less. We survey both options and tell you which one we would do.

FAQs

House extension questions, answered

How much does a house extension cost in the North West?
Most single storey extensions we build start at £49,895 for a 4m x 6m footprint including design, planning and Building Control. Double storey work typically runs from £84,000 and glass-led extensions from £62,000, depending on glazing and finish level.
Do I need planning permission for an extension?
Many single storey rear extensions fall under permitted development, but conservation areas, listed buildings and double storey work usually need a full planning application. We check this at survey stage and handle the submission either way.
How long does an extension take to build?
Allow 8–12 weeks for design, planning and structural calculations, then 10–14 weeks on site for a single storey extension and 16–22 weeks for a double storey.
Which areas do you cover?
We work across Lancashire, Greater Manchester, the Ribble Valley and South Cumbria, with most projects within an hour of Preston.
Is the price you quote fixed?
Yes. After survey and design we issue a detailed specification with a fixed price and a week-by-week programme with staged payments. The only variations are client changes or unforeseen ground conditions.
Do you handle the design as well as the build?
We do. Survey, 3D concepts, planning submission, structural calculations, Building Control and construction are all delivered in-house by one project manager.
